High Falls Landmark to Become Business
Catalyst
January 29, 2004
BATAVIA, NY - An historic Rochester
building is getting new owners focused on helping small businesses
get started and grow. The Mancuso Business Development Group
from Batavia and Rochester's Cornerstone Group are combining
their years of experience to create a unique business property
to be called the High Falls Business Center at 250 Mill Street.
"Over 70% of the businesses in the Greater Rochester
Area have 9 employees or less" according to Tom Mancuso, President
of the Mancuso Group. The High Falls Business Center will
be dedicated to creating a place that specializes in providing
the small office space and business support services that
new and emerging businesses need. This new development partnership
brings together decades of business incubator, finance and
real estate experience to energize this entrepreneurial environment
by delivering the appropriate levels of services and amenities
throughout the lifecycle of each business.
The
five-story stone building has a strong physical presence across
the street from Eastman Kodak Headquarters adjacent to the
Pont de Rennes Bridge which spans the Genesee River Gorge.
It was built by the D. R. Barton Edge Tool Factory in 1840
and utilized to manufacture cabinet ware, bran dusters and
tools used in manufacturing.
In 1985, a local businessman, William Wilson
purchased the building and renovated the structure into the
High Falls Executive Office Center. For 19 years it has been
successfully operated as an executive office space facility.
The new owners will take advantage of the Mancuso
Group's existing platform of business support and incubator
programs to expand the menu of services to better serve the
current and future clients of the building.
One of the principals, Thomas Mancuso, is making
his firm's first investment into the Rochester area. The Mancuso
Group is internationally known for its invention of the business
incubator. The first business incubator in the world, the
Batavia Industrial Center in Batavia, New York was created
in 1959 in a vacant factory to replace the jobs lost by its
closing. Recently, an incubator in Anshan, China honored Mancuso's
father by erecting a bronze statue commemorating his role
as the inventor of the business incubator. Today, Mancuso
manages over 1.6 million square feet of industrial and office
space. Their unique process has served thousands of businesses
and created a significant amount of jobs over the past forty-four
years. Tom Mancuso, President of the Mancuso Group, said,
"We believe that our focus on high-quality service with flexible
space and amenities, is a concept that will be even more successful
in Rochester than it has been in Batavia."
Roger Brandt, President of Rochester's Cornerstone
Group, another of the principals states, "We believe that
the High Falls District is poised to make its next move toward
helping businesses become even more successful operating in
Downtown Rochester. The City's investment has shown a true
commitment to this area of the City."
Cornerstone is known for its work in the community
developing projects such as the Rochester International Commerce
Center, Cornerstone Centre Professional Office Park, Union
Square Planned Residential Community, as well as the first
Wetland Mitigation Bank in New York State. In addition, Rochester's
Cornerstone Group has developed and is developing affordable
housing such as Union Meadows and Union Park in Chili and
the Olean/Kennedy Revitalization Project in the City.
